Sealcoating your Asphalt is one of the most cost effective ways to spruce up your property and extend the life of your asphalt. We seal our asphalt with Blackmac Sealer from McAsphalt Industries, the leader in sealant. This sealer is made of oil based coal tar, which rejuvenates your asphalt by seeping into it. This is opposed to water base, which is a coating that sits on top of the asphalt as a layer built up. Sealcoating can extend the life of your driveway as it protects your asphalt from our harsh Canadian climate. In the Winter, if there is cracks in your asphalt, water can seep in. When the water freezes, the cracks expand, and that is when the noticeable damage occurs. This can be prevented by applying the coating, which protects it from not only that, but from the sun and oil stains from your vehicle..

 Blackmac is a deep matte black, and beautiful coating. The latex products are shinny and peel off by the next season. We recommend sealcoating every 2-3 years, whereas latex often needs to be applied yearly. We provide an evenly sprayed application. It dries in 2 hours (to walk on it), but it is recommended not to park on it for 24 hours water based products suffocate the driveway and cause cracking, our oil based product penetrates the asphalt to put the components back into your driveway that are lost due to everyday exposure. We sealcoat for roughly $0.21 per square foot, depending on the conditions of the are.

Cleaning

1. Your driveway is cleaned using scrapers. We scrape the dirt off the surface, getting into all cracks. The driveway is then blown down to remove any debris

 

Repairs

2.  Any necessary repairs are done to the asphalt. This includes crack filling, removing oil stains from vehicles, filling potholes with hot asphalt mix and tamping, increasing grade where sunken (ex- near garage lip).

Apply Sealer

3. The sealant is applied using a sprayed application. We apply carefully so as not to get any overspray, using a board 1 inch from the end of the asphalt. We paint in the remaining inch, by hand. This is the secret to our 100% drip free clean finish.

Mark off Area

5. Stakes are driven into the ground and caution tape is draped across your asphalt. It must not be walked on for 2 hours. We then clean up the debris blown off at the bottom of the driveway- never leaving a mess.

Repairs: Crack filling

Cracks in asphalt are caused by a number of reasons including expanding moisture from ice, insufficient layers of asphalt when initially applied, or a previous coating that suffocated the asphalt to name a few. Regardless of the cause, filling the crack is important in preventing further cracking and cracking to meet. Filling the crack will prevent water from entering the area, and freezing (expanding in the winter). We apply using a hot rubber commercial applicator. This filler lasts much longer than the store bought epoxy that comes in a jug.

Asphalt Patching

We offer hot and cold asphalt patching, depending on the customers needs. We can add more asphalt to the grade where your lip to the garage may be sinking, fix potholes, do small extensions and more. With our dump trailer and compactor, we are able to service all of your hot patching needs.

Oil Spots

Oil spots can occur when a car that leaks fluids is on the driveway, or if a spill occurs. These spots can be fixed using our commercial grade remover brushed in, to bring the stain to the surface. The commercial grade remover outperforms the store bought remover impressively.
